Do you act as the general contractor?
No. We do not self-perform any construction work. We act solely as the owner’s representative and project lead, selecting and managing the appropriate consultants and general contractor.
How is Eastbridge Partners different from larger project management firms?
We offer senior-level attention on every file, lean overhead, and no brokerage affiliations or in house construction interests—meaning every recommendation is objective and designed to protect the owner’s interests first.
What geographic areas do you serve?
Our primary market is the Greater Toronto Area and Golden Horseshoe, with the ability to operate anywhere in Southern Ontario.
Can you support projects outside the GTA?
Yes. While the GTA and Golden Horseshoe are our core market, we regularly support projects across Southern Ontario.
Can you help us choose architects, engineers, and contractors?
Yes. We run competitive tenders, analyze bids, interview proponents, and provide selection recommendations based on capability, cost, schedule alignment, and track record.
How does Eastbridge Partners manage budget, schedule, and scope changes?
We establish clear baselines at project launch, maintain tight change control, issue early warnings, and provide weekly reporting to keep the owner fully informed.
What size of projects do you take on?
Typical project values range from $250K to $50M+, though we evaluate smaller or larger engagements based on fit and alignment.
Do you provide feasibility or early-stage due diligence support?
Yes. We review existing reports, drawings, and site information, recommend additional studies, develop an early budget, and prepare a preliminary schedule to support investment decisions.
Can Eastbridge Partners manage municipal approvals and permitting?
Absolutely. We assemble the consultant team, coordinate planning submissions, manage municipal correspondence, and track all comments through to approval.
Do you work with tenants completing fit-outs or relocations?
Yes. We support tenants with significant build-outs, phased relocations, or multi-site programs, ensuring coordination with landlords and alignment with lease requirements.
How do your fees work?
Fees are based on scope and can be structured as fixed, monthly, or retainer models. We maintain a transparent rate structure with clear reimbursables.
